The second phase of the successful business park at Langage is underway.

Diggers are now on site to begin work on 30,000 sqft of flexible, commercial workspace, ready for businesses to move into.

More jobs could be on the cards for local people as a result of the council investing £3.2 million into creating a modern, flexible development for businesses.

This latest phase of development has been designed to offer a range of unit sizes between 2,000sqft to 30,000sqft. Sustainable build features include solar panels, increased levels of insulation, solar reflective glass, aerated taps to minimise water usage and highly efficient boilers.

The units will incorporate flexible office space that is heated, carpeted, lit and ready for occupation at a securely fenced site with large service yard areas, dedicated parking, cycle shelters, waste recycling zones and electrically operated up and over loading doors.

Ian Bowyer, Leader of Plymouth City Council, said: “We have high hopes that this phase will be as successful as the first.

“We built Phase One to provide high quality accommodation for businesses in Plymouth and it was snapped up, bringing 80 jobs into the city.

“I will track the progress of the build with interest.”

Phase One, the 30,000 square foot Hearder Court, named after Plymouth scientist Jonathan Nash Hearder, was completed in July 2015and was let to Dartmouth Foods Ltd who snapped up all nine units available as part of its expansion plans.

The income from rent and rates the council will receive will help contribute to towards providing vital services for Plymouth.

Ryearch, a Devon-based contractor, has been appointed as the main contractor to build the scheme with completion due next Spring. The company will employ around 40 construction operatives during the build.

Managing director, Mark Wildman said: “We are delighted to be delivering this prestigious project for Plymouth City Council.

“It is a high quality building incorporating many modern build techniques and sustainable features and will undoubtedly provide a superb working environment on completion.

“This is a great boost for local construction workers who have strongly contributed towards Ryearch’s long established success within the local construction industry. It is a flag ship project that signals the ever growing vibrancy, growth and development of Plymouth and we are proud to be part of the city’s future journey”

Units can be reserved now and during the construction phase with occupiers having an ability to vary the internal layouts.
